The company operates with an established infrastructure including proprietary databases, built-in phone systems, and support staff including VAs and title researchers who prepare data and research ownership details.
Overview of the Role
We are seeking an experienced Acquisition Manager who will serve as a closer—not a cold caller—to contact property owners, negotiate deals, and secure purchase agreements for properties in tax foreclosure. This role requires managing complex ownership situations, including properties with multiple heirs, coordinating with family members across different locations, and explaining legal inheritance rights to individuals who may be unaware they have inherited property.
Schedule
- Mon-Fri, flexible hours with primary availability required from 3:00 PM - 8:00 PM EST (evening hours when property owners are most reachable after work)

Responsibilities

Contact property owners regarding tax delinquent and foreclosure properties using provided databases and phone systems

Explain tax foreclosure situations to property owners who may be unaware of their property status or inheritance rights

Handle complex heir situations where properties have multiple inheritors due to deceased owners

Coordinate with multiple heirs across different locations to explain their rights and ownership shares

Follow up persistently with property owners and heirs to move deals forward

Negotiate and close deals for fractional ownership purchases (buying shares from some heirs while others retain their interests)

Prepare and obtain signatures on purchase agreements from all necessary parties

Manage objections and skepticism from property owners who may be suspicious of scams

Use provided scripts while also naturally adapting conversations based on owner responses and objections

Coordinate scheduling for in-person signing appointments at seller locations

Work with support team members (VAs and title researchers) who provide prepared data on ownership structures and heir relationships

Understand and explain complex family relationships and inheritance chains to potential sellers
Requirements

Proven experience in roles requiring advanced objection handling skills such as debt collections, medical billing collections, or similar high-pressure negotiation environments

Strong closing skills with demonstrated ability to handle complex sales situations

Excellent communication skills with neutral or minimal accent

Ability to work evening hours (3:00 PM - 8:00 PM EST) when property owners are most available

Experience explaining complex legal or financial situations to individuals in an understandable way

Comfortable working independently while following established scripts and strategies

Strong follow-up skills and persistence in reaching unresponsive contacts

Ability to remain alert and productive during evening/night shift hours

Not easily discouraged by skeptical or suspicious prospects

Real estate acquisition experience is a plus but not required if objection handling experience is strong

Must be available for full-time commitment (40 hours per week) with no other simultaneous employment
