Job Overview

Our client is looking for a proactive and detail-oriented Acquisitions Associate to support their expansion efforts within the gas station and convenience store sector. In this role, you will be the engine of the acquisition funnel, responsible for identifying, skip tracing, and engaging property owners to source high-value deals. This position is ideal for a resourceful self-starter who thrives in a fast-paced, deal-driven environment and is comfortable navigating cold outreach to build a robust pipeline of commercial real estate opportunities.

Schedule

  • Monday - Friday, 9:00 AM - 6:00 PM CST, with 1 hour unpaid break (40 work hours per week)

Responsibilities

  • Lead Generation & Skip Tracing: Identify property and business owners using advanced skip tracing techniques to source accurate contact information.
  • Cold Outreach: Perform high-volume cold calling and email outreach to engage potential sellers and generate new acquisition opportunities.
  • Pipeline Management: Build and maintain a qualified lead database specifically within the gas station and convenience store markets.
  • Deal Underwriting: Analyze property data and ownership structures to support initial deal qualification and underwriting.
  • Market Research: Conduct deep-dive research into commercial real estate assets, market trends, and property data.
  • CRM Administration: Maintain organized records of all outreach activities, conversations, and deal progress within the company CRM.
  • Funnel Collaboration: Coordinate with internal teams to move qualified opportunities through the acquisition funnel toward closing.

Requirements

  • Proven experience in skip tracing and professional lead generation.
  • Strong comfort level with cold calling and managing outbound sales objections.
  • Solid understanding of commercial real estate fundamentals.
  • Exceptional research, communication, and organizational skills.
  • Ability to work independently and take full ownership of sourcing efforts.
  • High proficiency in spoken and written English.

Qualifications

  • Experience working with gas stations, convenience stores, or similar retail assets (Highly Regarded).
  • Familiarity with skip tracing platforms, CRMs, and commercial data providers (Preferred).
  • Background in acquisitions, real estate brokerage, or high-level outbound sales (Preferred).
  • Resourceful and persistent mindset with the ability to connect data to deal flow.

This is a permanent work-from-home role under an Independent Contractor arrangement. Candidates must have their own computer and reliable internet connection, and are responsible for their own taxes and benefits.
