Job Overview
Our client is seeking a highly experienced and independent Construction Estimator & Project Controls Specialist to take ownership of project budgeting, cost tracking, and schedule management for US-based residential remodeling projects. This role centers on end-to-end estimating and project controls, ensuring projects are accurately priced, well-managed, and delivered on time and within budget. The ideal candidate is capable of working autonomously, making informed decisions without constant supervision, and proactively improving systems and processes.
Schedule

Monday - Friday, 08:00 AM - 05:00 PM CST, with 1 hour unpaid break (40 hours per week)
Responsibilities
- Estimating & Cost Planning: Prepare accurate preliminary and detailed cost estimates for labor, materials, and subcontractor scopes; develop clear Scope of Work (SOW) descriptions; and continuously refine estimating templates and cost databases.
- Project Controls: Establish and manage project budgets, including forecasting and cost tracking; monitor actual vs. estimated costs; track project schedules to ensure milestones are met; and evaluate change orders for cost and schedule impact.
- Coordination & Execution: Coordinate with project managers, subcontractors, and suppliers to ensure alignment on scope; track materials and labor to support schedule adherence; and ensure timely communication of risks or cost overruns.
- Process Improvement: Operate as a self-managed contributor to proactively improve internal systems, templates, and workflows during downtime to enhance reporting accuracy.
Requirements
- Proven experience in US residential construction estimating and project controls.
- Strong understanding of remodeling projects, including labor, subcontractor scopes, and cost structures.
- Demonstrated ability to create detailed scope of work and time-based estimates.
- Advanced proficiency in Microsoft Excel (critical).
- Experience with project management tools such as Procore, MS Project, or similar platforms.
- Strong analytical skills with the ability to identify cost and schedule risks early.
- Ability to work independently and manage priorities without constant supervision.
Qualifications
- Background in Construction Management, Engineering, or a related field (Preferred).
- Experience with project scheduling tools (Preferred).
- PMP or similar project management certification (Preferred).
- Experience with AI tools (e.g., ChatGPT, Gemini) for estimating or workflow automation (Preferred).
