Overview:

Our client is looking for a Senior Architectural Drafter & Site Feasibility Specialist responsible for rapidly assessing site feasibility for disability housing developments across New South Wales. Working directly with development managers, you'll turn raw title documents and DP plans into actionable site layouts, determining whether templated accessible homes can work on potential land acquisitions before the company commits capital to due diligence. Your work will directly influence purchasing decisions worth millions, helping the team avoid costly mistakes like flood zones, ramping nightmares, and compliance failures that have derailed previous projects.

Our client is a disability housing development company operating across Victoria and expanding into New South Wales. They specialize in developing templated residential properties with accessibility overlays for disability housing portfolios, working with fund managers on large-scale land acquisition and development projects.

Schedule: Monday - Friday, 1:00 PM - 5:00 PM AEST (20 work hours per week) | Fixed schedule

Responsibilities:

  • Conduct rapid site feasibility assessments for 2-4 land parcels daily during active acquisition phases
  • Redraw title blocks from DP plans and survey documents when formal surveys are unavailable
  • Drop templated disability housing floor plans onto site layouts to test fit and compliance
  • Evaluate setback requirements, planning regulations, and accessibility overlays for New South Wales properties
  • Identify potential show-stoppers early in the process including flood zones, topography challenges, and circulation space conflicts
  • Generate clean PDF outputs from DWG files for non-technical stakeholders to review and make purchasing decisions
  • Adjust templated home designs to accommodate land size constraints and local planning nuances
  • Provide quick-turnaround feasibility reports that allow the acquisition team to move fast on competitive land opportunities
  • Flag accessibility compliance issues related to zero-threshold requirements and circulation spaces before detailed design begins
  • Support the transition from feasibility to detailed documentation once sites are acquired and move into due diligence

Must-Have Requirements:

  • 3+ years of drafting experience in residential architecture or site planning
  • Proficiency in AutoCAD, Revit, ArchiCAD, or similar CAD software with ability to work in DWG file formats
  • Strong understanding of residential site layouts, setbacks, and basic planning regulations
  • Ability to produce clean, professional PDF outputs from technical drawings for non-technical audiences
  • Experience conducting feasibility studies or preliminary site assessments
  • Fast turnaround capability with attention to detail under tight timelines
  • Excellent communication skills for collaborating with development managers remotely

Nice-to-Have Requirements:

  • Experience with Australian planning regulations, particularly in New South Wales or Victoria
  • Experience working on accessibility or disability housing projects with specialized circulation and threshold requirements
  • Experience working with fund managers or development management teams
  • Familiarity with flood overlays, topography challenges, and site constraint analysis
