Our client is seeking an experienced, highly autonomous AU Residential Estimator (BOQ Specialist) to prepare accurate and detailed cost estimates for residential construction projects in Australia. This is a hands-on, technical role focused on end-to-end estimating—from reviewing tender documentation and completing detailed quantity take-offs to preparing comprehensive Bills of Quantities (BOQs) and final project pricing.

The ideal candidate is an experienced professional who can hit the ground running, managing the estimating lifecycle autonomously from start to finish with minimal supervision. While experience with Wunderbuild is a massive advantage, mastery of Australian residential estimating practices and general estimating software proficiency is what matters most.

Schedule:

• Full Time, Monday – Friday, 8:00 AM – 5:00 PM AEST (40 work hours per week, 1-hour unpaid break)

Key Responsibilities:

• Review tender documents, architectural plans, specifications, and project scopes thoroughly.
• Complete detailed, accurate quantity take-offs and build BOQs from scratch.
• Build complete, commercially sound residential cost estimates covering materials, labor, plant, and subcontractor pricing.
• Obtain, analyze, and compare subcontractor and supplier quotes to verify scope accuracy, inclusions, exclusions, and market pricing.
• Identify and resolve discrepancies, omissions, plan inconsistencies, and potential cost risks early in the process.
• Document all assumptions, exclusions, risks, and clarification items prior to final submission.
• Maintain organized estimating records and cost databases in Wunderbuild (or designated estimating systems).
• Support ongoing refinement of internal cost databases, templates, and estimating workflows.

Must-Have Requirements:

• Australian Residential Experience: 3–5 years of dedicated Australian residential construction estimating experience (candidates with predominantly commercial, civil, or structural estimating experience will not be considered).
• Proven Autonomy: Strong ability to perform independent, stand-alone estimating from start to finish with minimal supervision (this is a "plug and play" role).
• Heavy Take-Off & BOQ Expertise: Hands-on experience executing accurate quantity take-offs and building detailed BOQs from scratch.
• AU Building Knowledge: Deep understanding of Australian residential construction methods, materials, codes, terminology, and trade practices.
• Plan Interpretation: Ability to seamlessly read and interpret complex architectural plans, engineering drawings, and tender specifications.
• Subcontractor Scope Evaluation: Strong track record in vetting trade quotes for line-item accuracy, scope coverage, and pricing consistency.
• Software Proficiency: Hands-on experience with construction estimating software (e.g., Buildxact, CostX, Bluebeam, etc). Wunderbuild experience is a massive advantage.
• Analytical Skills: Exceptional numerical accuracy, high attention to detail, and acute risk-identification capabilities.

Preferred Qualifications:

• Formal qualification in Quantity Surveying, Construction Management, Building, or a related discipline.
• Direct experience working with Australian residential builders, main contractors, or specialized residential developers.
