Senior B2B Business Development Specialist (Real Estate)

Overview:

Our client is a high-end custom window treatment company in New York City, specializing in premium shades, blinds, and drapery for residential and commercial projects. They are looking for an experienced Senior B2B Business Development Specialist (Real Estate) professional to drive commercial growth by identifying new business opportunities and connecting with key decision-makers across the New York market. This is a hunter-focused sales role that requires a proactive professional who can generate leads, build relationships, and open doors to new business rather than handle traditional administrative tasks.

Schedule: Monday to Friday | Flexible during the client's New York Business Hours (Eastern Time) | 40 hours per week

Responsibilities:

Strategic Prospecting & Lead Generation

  • Independently identify potential commercial clients, including real estate developers, hotel groups, property management companies, general contractors, and architectural firms
  • Research upcoming construction projects, renovations, multifamily developments, and hospitality projects
  • Identify purchasing decision-makers and develop targeted contact lists
  • Proactively uncover business opportunities rather than relying on inbound leads or preexisting lists

Outbound Sales & Relationship Development

  • Conduct professional cold calls, personalized email outreach, and LinkedIn prospecting
  • Confidently engage business owners, executives, purchasing managers, and other decision-makers
  • Introduce Innovation Shades and communicate our services and value proposition
  • Navigate gatekeepers, overcome objections, and develop meaningful business relationships
  • Maintain consistent, strategic follow-up with prospective clients

Lead Qualification & Appointment Setting

  • Identify prospects with genuine commercial needs or potential long-term business opportunities
  • Qualify prospects based on project requirements, business potential, purchasing authority, and timelines
  • Schedule qualified meetings with our New York-based team, which will handle consultations, proposals, and closing
  • Provide thorough background information before each meeting

CRM Management & Reporting

  • Maintain accurate prospect information, outreach history, and follow-up activities
  • Track meaningful conversations, qualified meetings held, and opportunities generated
  • Manage an organized, measurable commercial sales pipeline
  • Regularly evaluate outreach effectiveness and recommend improvements

Requirements:

  • Minimum of 3 years of successful outbound B2B sales development, cold calling, or appointment-setting experience
  • Proven ability to independently generate new business opportunities, preferably targeting the U.S. market
  • Excellent spoken and written English, with the confidence and communication skills to engage senior American business professionals
  • Strong prospect research, lead qualification, and relationship-building abilities.
  • Experience with CRM platforms, LinkedIn, and sales prospecting tools
  • Ability to work independently, take initiative, solve problems, and remain persistent through rejection
  • Strong organizational skills, professionalism, integrity, and accountability
  • Experience selling or prospecting within construction, commercial real estate, hospitality, property management, architectural products, building materials, or commercial interiors (STRONGLY PREFERRED)

What Success Looks Like?

  • The client values the quality of opportunities over the number of calls made
  • Success means consistently identifying the right companies, engaging genuine decision-makers, generating qualified meetings that actually take place, and developing a credible pipeline of potential commercial business
  • The client seeks someone who thinks strategically, takes ownership of results, and genuinely enjoys the challenge of opening new doors

Compensation & Performance Incentives:

  • Monthly compensation based on experience and qualifications
  • Performance-based bonuses tied to qualified meetings held and meaningful commercial opportunities generated
  • Potential additional incentives for successfully converted business
  • Long-term growth opportunities as our commercial division expands

Independent Contractor Perks:

  • Permanent work from home
  • Immediate hiring
  • Health Insurance Coverage for eligible locations
