Real Estate FP&A Analyst

Job Overview:

We are looking for an experienced Real Estate FP&A Analyst to oversee the financial performance of a portfolio of 50+ real estate assets. This role will provide detailed financial analysis, monitor asset performance, manage debt and key financial obligations, and identify risks and opportunities across the portfolio. The ideal candidate has strong accounting and FP&A skills combined with real estate experience and can turn financial data into clear insights and actionable recommendations for ownership.

Schedule:

  • Monday to Friday, 8:00 am to 5:00 pm (US Central Time), with a 1-hour unpaid break (40 hours per week)

Key Responsibilities:

  • Portfolio Financial Analysis
    • Review monthly P&Ls, balance sheets, cash flow statements, and general ledger activity for individual assets.
    • Analyze budget vs. actual performance, month-over-month trends, and year-over-year results.
    • Investigate significant variances in revenue, operating expenses, NOI, payroll, repairs and maintenance, utilities, taxes, insurance, professional fees, interest, and other major expense categories.
    • Monitor accounts receivable, accounts payable, intercompany activity, cash balances, and capital expenditures.
    • Identify unusual trends, financial risks, and areas requiring further investigation.
    • Evaluate asset-level financial performance and identify properties that may require management attention or corrective action.
  • Financial Scorecards & Performance Monitoring
    • Prepare and maintain monthly financial scorecards for each asset.
    • Track key metrics including revenue, operating expenses, NOI, NOI margin, cash flow, cash balance, budget variances, and year-over-year performance.
    • Monitor occupancy and other relevant operating KPIs.
    • Analyze debt service and Debt Service Coverage Ratio (DSCR).
    • Develop an early-warning view of assets with deteriorating financial or operating performance.
    • Highlight key exceptions, trends, and areas requiring action.
  • Debt & Financing Management
    • Maintain accurate debt schedules across the portfolio.
    • Track lender information, original and current loan balances, interest rates, fixed or floating terms, debt service, amortization schedules, maturities, extensions, and prepayment terms.
    • Monitor loan covenants, DSCR requirements, guarantors, and lender contacts.
    • Maintain a forward-looking maturity and refinancing calendar.
    • Identify upcoming refinancing, maturity, covenant, or other debt-related decisions requiring attention.
  • Portfolio Database & Asset Administration
    • Maintain a centralized portfolio database containing property, acquisition, ownership/entity, debt, insurance, tax, contractual, financial, and capital expenditure information.
    • Ensure key property and financial information remains accurate and up to date.
    • Track important dates, deadlines, property values, equity information, contracts, and other portfolio-level data.
    • Maintain calendars for insurance renewals, tax deadlines, debt maturities, and other critical obligations.
  • Owner Reporting & Decision Support
    • Prepare concise monthly reporting for ownership covering overall portfolio performance.
    • Highlight assets requiring attention and explain the financial drivers behind their performance.
    • Identify upcoming decisions, deadlines, risks, and exceptions.
    • Translate detailed financial information into clear business insights and recommended areas for management review.
    • Support ownership with financial analysis for portfolio-level decisions, including performance improvement, capital allocation, refinancing, and other strategic considerations.

Requirements:

  • 3–7+ years of relevant experience in FP&A, financial analysis, accounting, asset management, or a related field.
  • Bachelor’s degree in Accounting, Finance, Real Estate, or a related discipline preferred.
  • Strong accounting knowledge and experience working with P&L statements, balance sheets, cash flow, and general ledger data.
  • Strong understanding of financial analysis, budgeting, forecasting, variance analysis, and financial performance reporting.
  • Experience analyzing real estate financial performance, including NOI, cash flow, operating expenses, and property-level KPIs.
  • Experience with commercial real estate debt, loan structures, debt schedules, DSCR, covenants, and refinancing is highly preferred.
  • Real estate experience in commercial real estate, multifamily, self-storage, retail, industrial, hospitality, or multi-property environments is preferred.
  • CPA, CPA-track, or substantial accounting experience is highly preferred.
  • Advanced Excel or Google Sheets skills, including the ability to analyze and organize large amounts of financial data.
  • Experience with accounting, financial management, or property management systems.
  • Strong analytical and problem-solving skills with the ability to investigate financial variances and identify underlying causes.
  • Excellent written and verbal communication skills.
  • Strong attention to detail and ability to manage financial information across a large portfolio.
  • Ability to work independently, prioritize multiple deadlines, and communicate critical issues clearly to ownership and management.
  • Strong ability to turn financial data into actionable business insights rather than simply reporting numbers.
